Step 1: Initial Consultation

Every remodel begins with a conversation.

We'll meet to learn about your home, your goals, and how you'd like your space to function differently.

We'll discuss:

  • Any challenges you're currently experiencing with your home

Whether you're remodeling one room or your entire home, we'll help determine the best path forward.

Step 2: Home Evaluation

Next, we'll visit your home to better understand the project.

During this visit we'll:

  • Evaluate the existing structure

  • Take measurements

  • Discuss layout possibilities

  • Identify any structural concerns

  • Determine if engineering or architectural plans will be needed

  • Begin developing the overall scope of work

Every home is different, and understanding the existing conditions helps us plan for a successful renovation.

Step 3: Architectural Design (When Needed)

For larger renovations, additions, or projects involving structural changes, we'll bring in one of our trusted architectural partners early in the process.

Rather than waiting until plans are complete, we work alongside the architect from the beginning to ensure your remodel is both functional and buildable.

Together we'll develop:

  • Updated floor plans

  • Room layouts

  • Additions

  • Structural modifications

  • Exterior changes

  • Window and door placement

  • Cabinet concepts

  • Overall design vision

Having your builder involved throughout the design process helps prevent costly revisions and creates a smoother construction experience.

Step 4: Design Development

As the plans come together, we begin refining the details.

This stage may include:

  • Preliminary finish selections

  • Material recommendations

  • Permit requirements

  • Scheduling considerations

  • Overall project scope

Careful planning during this phase helps minimize delays and unexpected issues once construction begins.

Step 5: Preliminary Investment Proposal

Once the preliminary plans are complete, we'll prepare an initial investment proposal.

At this stage, we can accurately price the demolition, framing, structural work, labor, and many of the major construction components.

For finishes that haven't been selected yet—such as flooring, tile, countertops, plumbing fixtures, lighting, paint, cabinetry, and hardware—we use realistic, above-average allowances based on the quality of projects we typically complete.

We don't believe in using unrealistically low allowances simply to make a proposal appear less expensive. Our goal is to provide a realistic investment that reflects the level of craftsmanship and quality our clients expect.

Step 6: Selections & Final Pricing

Now it's time to personalize your space.

You'll begin selecting the finishes that bring your vision to life, including:

  • Flooring

  • Tile

  • Countertops

  • Cabinetry

  • Paint colors

  • Plumbing fixtures

  • Lighting

  • Hardware

  • Appliances

  • Trim details

As your selections are finalized, we'll replace the estimated allowances with the actual pricing of the materials you've chosen.

This allows you to see exactly where your investment is going before construction begins, giving you complete transparency throughout the process.

Step 7: Construction Agreement

Once selections are complete and final pricing has been updated, we'll prepare your construction agreement.

Together we'll review:

  • Final project pricing

  • Scope of work

  • Payment schedule

  • Construction timeline

  • Change order process

  • Project expectations

Once everything is approved, we'll order materials, secure permits when needed, and schedule your project.

Step 8: Preparing for Construction

Before demolition begins, we'll coordinate every detail to ensure the project starts smoothly.

This includes:

  • Ordering materials

  • Scheduling subcontractors

  • Obtaining permits

  • Protecting existing areas of your home

  • Establishing a project schedule

If you're living in the home during construction, we'll work with you to minimize disruptions whenever possible.

Step 9: Demolition & Structural Work

This is where the transformation begins.

Depending on your project, this phase may include:

  • Demolition

  • Framing

  • Structural modifications

  • Additions

  • Foundation work

  • Roofing

  • Window and door installation

We'll also complete any required inspections before moving into the next phase.

Step 10: Mechanical Systems

Once the structure is ready, our trade partners install or update the systems behind the walls.

This may include:

  • Plumbing

  • Electrical

  • HVAC

  • Ventilation

  • Gas lines

  • Low-voltage wiring

Every system is installed to current code requirements and inspected as needed.

Step 11: Insulation & Drywall

After inspections are complete, insulation and drywall begin transforming the construction site into recognizable living spaces.

Rooms become defined, walls are finished, and your remodeled home starts feeling real.

Step 12: Interior & Exterior Finishes

Now the details come together.

This phase may include:

  • Custom cabinetry

  • Countertops

  • Flooring

  • Tile

  • Exterior siding
